Our Process

HOW IT WORKS

For refinance loans, we are usually contacted by the lender after we have been requested to be or named the closing agent. They will request a title commitment and provide us with the necessary information to process the loan. The lender will also provide us the contact information for the borrower, so we may obtain additional information as needed and confirm the date of the closing. We will provide a title commitment to the lender as quickly as possible and work with them to generate the required disclosures and settlement statement as well as the other documentation required to complete the transaction.

For financed purchase and sale loans, we are contacted by both the real estate agent and the lender to order title and to set up a date for the closing. We will receive a copy of the contract from the agent and a title request from the lender. They will provide us contact information for the purchaser and seller, so that we may contact them as we need information and to confirm the date of the closing. We will provide a title commitment to the lender as quickly as possible and work with them to generate the required disclosures and settlement statement as well as the other documentation required to complete the transaction.

For cash purchase and sale transactions, we are customarily contacted by either the purchaser or the seller or the real estate agent to request that we act as closing agent. We are asked to prepare a title commitment if the buyer is purchasing title insurance. We will prepare all of the deeds and other documents necessary to complete the transaction as quickly as possible.


For all our real estate transactions:

Please note that Georgia law (O.C.G.A Section 44-14-13, the "Good Funds" law) governs the funding and disbursement of all loans secured by real estate containing 1-4 residential dwelling units. To comply with this law, all funds in excess of $500.00 remitted to Wiggins and Camp should be:

1. By cashier’s check or official check to Wiggins & Camp, P.C., Trust Account

OR

2. By wire transfer (instructions supplied upon request).
